The residential sales department of Savills in Hanoi, Vietnam, has announced a list of high-end projects in the first half of 2016 in the northern and central region of the country.

The real estate firm said that 2016 is expected to be a promising year as Vietnam is only 12 months into a market recovery phase following improved macroeconomic conditions. Almost all asset classes have rebounded, most notably the residential property sector, due to revised governmental monetary policy and the expectation leading the implementation of the foreign trade agreements signed last year.

Matthew Powell, Director of Savills Hanoi, said: “Savills is optimistic about the property market outlook. We can see the momentum of 2015 carried into 2016. Residential developers are now more focused on design, landscape, facilities as well as management services, higher quality projects bring more confidence to buyers.”

A Savills Property Price Index report published in January 2016 noted the market had recovered in recent quarters, with more projects launching and high transaction volumes. The overall absorption rate of the residential sector in Hanoi was 40 percent, decreasing 5 percentage points QoQ but increasing less than 2 percentage points YoY. Approximately 6,440 units were sold this quarter, a slight decline of -3 percent QoQ but a sharp increase of 86 percent YoY due to a strong improvement in buyer confidence.

Also, according to Savills latest research, Around the World in Dollars and Cents, published on January 28, rapid urbanisation, a fall in household occupancy and a young population will continue to underwrite residential property demand in Vietnam through 2016. In the short-term, economic fluctuations represent the main risk, but the growing middle-class demand for new homes represents a long-term trend.

There were many positive signs from the market in 2016 along with good results from 2015, such as strong supply, diverse products, customer oriented projects, and good absorption rate. As such, Savills said that it will continue to introduce a list of better quality high-end projects to customer in 2016.

Watermark is a luxury apartment building on Lac Long Quan Street on the western bank of West Lake, with easy access to the CBD and Noi Bai International Airport. It offers 128 apartments from 51 sqm to 378 sqm with a full-range of amenities such as swimming pool, restaurant, café, gym and shopping centre.

Green Pearl (pictured) is a complex-project with two apartment towers and 61 shop houses and villas, surrounded by garden space. The project is located in Minh Khai Street, a 10 minutes-drive to the city centre with many nearby universities and high schools. With a total land area of 2.8 hectares and a construction density of 37.3 percent, the project uses most of its area for amenities that meet the high living standards of residents: business centre, outdoor pool, park and an international kindergarten.

Harmony Tower is a 16-level apartment building located a few minutes’ walk to Pham Van Dong beach and a 10-minutes’ drive to Da Nang International Airport, as well as to the CBD. With a total area of 3,200 sqm, the project is part of a 13,666 sqm complex and offers 124 apartments from 46 sqm to 97 sqm with amenities such as community room, basement and outdoor parking area, and garden space. The developer is currently offering a promotional package featuring trips to Hong Kong and Japan; further incentive includes guaranteed rental pool program up to 11 percent per year for the first three years.

Luxury Apartment on Vo Nguyen Giap street in Da Nang boasts great views to the coastline and city. The project comprises 232 apartments from one- to two-bedrooms ranging from 60 sqm to 100 sqm. Luxury Apartment is only a one minute walk from Pham Van Dong beach and next to Bien Dong Park where many important events are held. Units will be handed over fully-furnished, along with amenities including adult infinity pool, children’s pool, gym, rooftop restaurant and outdoor bar.

New Hoi An City is a mixed-use development with a total area of 400 ha, located on the scenic An Bang beach some 3.5 km from downtown Hoi An. The first phase of subdivision 1 has an area of 8 ha and comprises 364 standard hotel rooms known as OZO brand, 12 beachfront villas and 198 sea view apartments known as X2 Vibe brand. The project offers full facilities such as swimming pools, 20,000 sqm of shopping and entertainment area, playground, outdoor dining area, gym and spa.

The Ocean Apartments is a luxury apartment complex located within the Da Nang Beach Resort on Son Tra Dien Ngoc Road. The development is only 20 minutes from Hoi An and Da Nang city centre. With a total land area of 2.2 ha it comprises three seaside apartment buildings. Building ‘A’ offers 46 apartments from one- to two-bedrooms with areas from 63 sqm to 123 sqm. The project includes amenities such as The Dunes golf course designed by legendary golfer Greg Norman, White Caps beach club, a private beach, pool, spa, gym, fitness centre, tennis courts, restaurants and bars. In order to keep younger patrons entertained, the project has included a large pool, children’s club and outdoor playground.

Azura is a luxury apartment building located on the shores of the Han River, a two-minute drive to the CBD, a five-minute walk to the beach, seven-minutes’ drive to Da Nang International Airport and a 25-minutes’ drive to Hoi An. Standing at 34 levels, Azura comprises 225 apartments of which 213 units have been sold. With a total land area of 3,238 sqm, Azura provides amenities such as swimming pools, minimart, gym, café, restaurant, and Vincom shopping centre. The developer is currently offering a promotional package with discount for apartments B1, B2, B3 and extra offers such as free furniture package, one lucky gold SJC 999, and discounts on the last three sky home duplexes with free furniture package, three years free of management fee and car parking fees.

Naman Residence is a luxury villa community that is part of the Naman Retreat, including 34 villas, divided into four types with areas ranging from 380 sqm to 925 sqm. Located on Truong Sa Road, Naman Residence is 15-minutes from the Hoi An centre and 25-minutes from Da Nang International Airport. The project provides amenities such as swimming pool, green spaces, children’s club, spa, restaurant, tea room, bar and conference room. The developer Thanh Do is currently offering a VND 400 million discount off the total selling price and a guaranteed rental pool program with minimum profit share of at least 5 percent in 10 years.

The Point is the latest premier golf-villa project located in the Da Nang Beach Resort, consisting of 40 villas on a total area of 2.38 hectares. While offering convenient access to both Hoi An and Da Nang, the project also offers a range of amenities, such as The Dunes golf course that was designed by legendary golfer Greg Norman, a private beach, beach course and private golf courses, restaurants and bars. An amusement park and BBQ area inside the project with total area of 4,000 sqm have recently been included. The developer VinaCapital is currently offering many attractive promotion packages for prospective buyers.

Laguna Lang Co is a premium integrated resort located on three kms of coastline in Thua Thien Hue province. Developed by Banyan Tree on a total land area of 280 ha, Laguna Lang Co offers three types of resort real estate: Banyan Tree hillside villas (from 158 sqm to 236 sqm), Angsana Residences sea view luxury condos (from 88 sqm to 254 sqm) and Laguna Park golf villas (built up area 195.6 sqm). Residents are 30 minutes from the CBD and even closer to existing facilities such as international standard academies, healthcare, shopping centres and a variety of restaurants and bars. The project offers residents many modern facilities such as lap pool, fitness centre, BBQ area, indoor and outdoor playground, kindergarten, convenience store, riverside park and pocket park.
